        內容摘要:房地產業對保持我國國民經濟的快速健康發展、提高廣大人民群眾的生活水平有重要作用,房地產金融則是促進房地產業加快發展的催化劑。我國近幾年住房抵押貸款量迅速增加,對擴大內需、促進房地產業良性循環發揮了積極作用。但住房抵押貸款存在短期性資金長期運用的矛盾,可能對商業銀行造成潛在的流動性風險,而且我國房地產信貸潛在的市場極其龐大,長期來看可能存在資金上的不足。國外解決這些矛盾的辦法是推行房地產貸款證券化。在建立與社會主義市場經濟體制相適應的金融市場體系過程中,房地產貸款證券化必然會成為商業銀行發展的一個方向,房地產貸款證券化是完善我國金融制度的必然選擇。本文主要介紹了房地產貸款證券化概念、目的、特征,簡要闡述了房貸證券化在我國的發展狀況,再者本文主要詳細闡述了房貸證券化在我國商業銀行的應用情況,分為初級階段和發展階段兩方面進行了介紹,最后本文提出控制房貸證券化風險措施。
